Overview
This project began in 2018 with an initial five-year contract and was further extended under a revised JCT contract in 2023 for an additional three years, with a potential two-year extension. The goal has been to systematically upgrade outdated kitchen and bathroom components to enhance living standards in social housing across various London boroughs and Essex. The project consistently delivers a combined average of 200 kitchen and bathroom replacements annually.

Challenges & Solutions
1. Budget Variability
Challenge: Annual budgets fluctuated due to the client’s component replacement criteria, necessitating adaptive planning.

Solution: Historical data was used to establish accurate cost estimates, enabling the setting of realistic volume targets. By adhering to these targets, the project achieved consistent monthly spending, ensuring financial predictability and smoother cash flow.

2. Efficient Service Delivery
Challenge: Managing high-quality service delivery across a wide area while minimising delays.

Solution: Multi-skilled operatives specialising in both kitchen and bathroom installations were deployed. This approach streamlined the process by reducing the need for multiple tradespeople, thereby enhancing efficiency and building better trust with residents.

3. Resident Engagement
Challenge: Ensuring residents experienced minimal inconvenience during the work.

Outcome
The Resident Liaison Officer played a key role in addressing resident concerns. Daily deliveries and waste removal services ensured that work sites remained organised and clean, resulting in high levels of resident satisfaction.
